Basements

 

  

 

The footings are 24" wide by 10" thick. Walls are 10" thick with 8" pillasters under the perimeter posts. Pads were poured for the jack posts (8) in the centre of the building. Due to soil conditions in our project a knee wall was constructed on the east side of the basement. The basement is a walkout with two windows and a french door. Four sono- tubes were poured for the front porch support.

 

The Frame

The frame is comprised of primarily 8" X 8" posts and beams made of eastern white pine. Joinery consists of mortise and tenon, lap, and dovetail joints. Knee braces are typically straight although in the great room they are nicely curved and were eliminated in the kitchen. The four valley rafters and two carrying rafters are monsters. Installation of the upper beams was done by boom truck.

 

The First Floor Sub-Floor

 

Basement walls and front porch sono-tubes.

 

The first floor deck was comprised of standard 9 1/2" wood I's (Silent Floor) with 5/8" tongue and groove plywood sub-floor.

 

The Exterior Super-Wall Panels

 

SuperWall Construction

 

The exterior walls are 2 x 4 KD single bottom and double top plated with 2 x 4 vertical studs at 16" on centre embedded into sheets of 5 1/2" expanded polystyrene insulation, 2X10 lintels are positioned over windows as needed. 1x4 strapping is installed 16" o/c vertical. Insulating value is R24. Walls are installed after drywall and vapour barrier is affixed to the outside of post and beam frame.  Space remains between the exterior strapping and the outside finish for routing of electrical wiring.  A boom truck makes this phase go quickly.

 

The Interior Walls

Low "E" Argon Filled Bonneville windows, Aluminum Clad, clear pine interiors, muntins have clear pine to inside, white to outside, manufactured in Quebec, Canada.

 

The Second Floor

 

5/4" by 6" tongue and groove pine.

 

Exterior Siding

 

Gentek Signature Supreme Premium vinyl siding with Lifetime Limited Warranty. Premium UV tolerant vinyl siding allows very dark colours compared to previous vinyl products. Matching aluminum products for the fascia and soffit. 

 

Roof

 

CertainTeed Independence Shangle - "Weathered Wood". 40 year limited warranty. A one piece fullsize base shingle, random laminated tabs and shadow lines for a multi-layered appearance. 

 

Electrical

 

Standard 200 Ampere service. However. The installation of wiring in a solid foam wall is difficult compared to a standard stick frame house. All of the wiring has to come from the outside of the foam wall into the outlet boxes. Plastic boxes were routed into the inside walls and cables were fished through to the outside of the foam wall. Cables were routed under vertical strapping, across the foam to wherever it was needed. It was typical to route them in and out of the building down the entire length of interior rooms. All the plastic electrical boxes were fastened and foamed into position. Programmable dimmers were used in many rooms.

 

HVAC

  

Heat Recovery Ventilator (HRV) for humidity control. Lennox Forced Air (Gas) condensating furnace. Electronic Air Filter. Lennox air conditioning A-coil and compressor system. Standard heating system but was somewhat of a challenge to get the heating ducts routed around the beams from floor to floor. Some offset walls solved the problem.

 

Plumbing

Septic bed system in front of house. 2 1/2 bathrooms. Tub/shower enclosure in the ensuite bath. Standalone shower unit in the upstairs bathroom. Victorian style pedastal sink and toilet in the powder room. The only major challenge was the routing of piping around the posts and beams.
